Our process, from start to finish
Three stages, and you will know where we are up to at each one. The price is agreed before anybody gets on the roof.
We measure it
On the roof where we can get to it, off satellite imagery where access is awkward. You get a figure, not a range.
We strip in sections
Only as much comes off as goes back on the same day. Your house is never left open under a tarp overnight.
We lay and flash
Sheet, ridge, valleys and penetrations. Flashing is where roofs fail, so it is where the time goes.

Signs your roof needs replacing, not repairing
A metal roof rarely fails across the middle of a sheet. It fails at the edges and the fixings, because that is where water sits and where the metal has been cut. Most of it you can check from a ladder.
- Rust in the valleys
- The valley is where two roof planes meet and every litre of water funnels through it. Rust there means the coating has run out, and it is almost never worth patching on its own.
- Rust rings around the screws
- The washers under the screw heads perish long before the sheet does. Once they have gone, every screw hole is an open path into the roof cavity.
- Water damage on the ceiling that keeps coming back
- A stain that dries out and reappears each winter is an active leak, not old damage. Painting over it hides the evidence rather than the water.
- Damp or daylight in the roof cavity
- Put your head into the manhole with a torch after a wet week. Damp insulation, wet timber or pinpricks of light through the sheet all say water is getting past the roof rather than past one flashing.
- Ridge capping moving, on a tile roof
- The tiles outlast the mortar that holds the capping down. If yours has been repointed once already, the next decision is usually whether to do it again or change material.
- Sheets lifting or drumming in wind
- Movement means the fixings have lost their grip on the batten. On an older roof that is the timber failing rather than the screw.

Most of the roofs we replace started out as tile and go back on in steel. That is the job metal roofers get called out for more than any other. Metal is not better at everything, but it is better at the thing that keeps costing you money: a tile roof needs repointing every decade or so, and a metal one does not.

What it costs
What actually changes the price of a re-roof
Four things decide what a re-roof costs. None of them is the square metre rate everybody asks about first.
The area, and the shape
Two roofs of the same square metreage price differently. Hips, valleys and dormers mean more cutting and more flashing, and flashing is where the hours go.
What is under the sheet
Battens that have gone get replaced, and nobody knows how many until the old roof is off. It is the item most quotes leave vague, so ours names it.
Getting on and off it
A single storey with a driveway beside it is a different job to a three storey terrace on a shared wall. Access decides scaffold, and scaffold is real money.
The profile and the coating
Corrugated, trapezoidal or standing seam, and the coating range you pick, all move the sheet cost. Standing seam is the dearest and is not always the right answer.

Questions we get asked a lot
How do I know if my roof needs replacing or just repairing?
Rust in the valleys and rust rings around the fixings usually mean the roof is at the end of its life rather than damaged in one spot. A single leak on an otherwise sound roof is a repair, and we will tell you that rather than sell you a replacement.
Do you replace tile roofs with metal?
Yes, and it is a large part of what we do. The tiles come off, the frame is assessed for the lighter load and the correct batten spacing, and the roof goes back on in sheet.
How much does a metal roof replacement cost in Sydney?
It depends on the roof area, the complexity of the shape, access, and how much timber underneath needs replacing. We do not publish a price because a number without your roof attached to it is not useful, so we measure it and give you a figure.
Are you a roofer or a plumber?
A roof plumber. Most people searching for metal roofers are looking for exactly this trade without knowing its name: in New South Wales it is roof plumbing that covers metal roofing along with the guttering, downpipes and flashings that move water off it, which is why one trade can finish the whole job.
Which parts of Sydney do you work in?
Sydney generally, with the south west and west prioritised because that is where we are based. Plenty of metal roofers will quote the whole basin and then price the travel into the job. If you are further out, call and ask rather than assuming, because it depends on the size of the job.
Do you do roof repairs and leak detection?
It is not what this business is set up to do well. Complete re-roofs, new roofs and guttering are the work, and small leak chasing is better handled by someone who specialises in it.
